This comprehensive study was conducted by economists from the Lawrence Berkeley National Laboratory (LBNL), who analyzed more than 50,000 home sales near 67 wind facilities in nine U.S states. They found no observable impact on the prices of homes located within 10 miles of these facilities, including those that saw a wind facility development during their listing period.

Wind turbines may affect property values depending on their visible presence, the distance from homes, and local community perceptions. The LBNL study was meticulous in considering these variables. It looked at houses as far as 10 miles from wind facilities and as close as half a mile, and found no significant variances in home prices linked with neither the proximity nor the visibility of wind farms. The comprehensive dataset was robust enough to correct for potential confounding factors.

The Noise Factor

Another significant concern about wind turbines is the noise they produce, which some homeowners claim to disturb their peace and could potentially affect their property value. The study acknowledged this issue, but it clarified that modern wind turbines are designed to minimize noise pollution as much as possible. The LBNL researchers found no evidence that noise was a contributory factor to decreased home value.

Community Perception and Value

However, the study advised that community perception of wind turbines might impact property value in certain cases. If a community is largely opposed to wind turbine installations, future buyers may perceive a house near wind turbines negatively, and this might affect the price they are willing to pay. The report thus recommended appropriate community engagement as a measure to address this.

As for views of wind turbines, the study did not find them to be a significant determining factor of home values either. The analysis showed that seeing a wind turbine from a house does not necessarily depreciate its value.

Fear of possible health impacts, such as sleep disturbances linked with turbine noise, might discourage prospective buyers. However, comprehensive health studies conducted in various countries, including the U.S, Canada, and the UK, found limited evidence that wind turbines adversely affect physical health.
